How to prepare before you bid to move to a different home within the Stockfield Estate if you’re an existing customer.

If you receive support and are looking to move into a new home, speak to your neighbourhood coach or support worker. They will help you to plan what you need to do to move home.
Once you have read our tips below you’ll be ready to bid for another Stockfield home.
Tenancy Conditions
Before we would consider you for another Stockfield home you must have maintained all of your tenancy conditions with us.
This means that you will have paid your rent regularly and on time, have no rent arrears or other housing debt, no record of anti-social behaviour, and we should have no concerns regarding gaining access to your home to visit you or carry out checks and repairs.
If you’re leaving Stockfield and moving to another home, your new landlord will ask us for a reference. We are obliged to let them know if you have breached your tenancy conditions.
Leaving your home in good condition
When you leave your home, it should be in a good livable condition – clean, tidy, free from rubbish, in a good decorative condition, in good working order and with no repairs outstanding.
If you have not left your home in good condition we will have to take measures to put it right before someone else is able to live there. Any money spent in getting the property into a good livable condition will be recovered from you. We will take court action to recover these costs if necessary.
If you are leaving Stockfield, as this is a breach of your tenancy we are obliged to let your local authority and your new landlord know which may prevent you from moving into your new home or accessing social housing in the future.
Leaving Visit
When you leave your home, we will visit you to inspect the property. If there are any outstanding repairs that you are responsible for, we will expect these repairs to be completed and inspected before you leave.
If we feel that you’re not ready to move, we will discuss our concerns with you and talk through the measures you need to put in place before you can move to another Stockfield home.
It’s essential that you make time for us to visit you. If you are not available to let us visit you we will have to move onto the next applicant.
Do you have enough money?
We believe that with the right home we can all achieve more in life. Therefore, we won’t want you to sign up for a home you can’t afford.
We will carry out a financial assessment which may take up to an hour and we’ll do this either over the phone or at your property. This will help us to understand the level of money advice and support you may require.
A typical month’s rent is around £350-500 and removal costs could be around £250-300. You will need to have these funds saved before you bid.

We may need to show potential new customers around your home while you are still living there. We will contact you to agree a convenient time for you.

With housing in short supply, we aim to let our homes quickly, so you may need to be prepared to move home at short notice.
If you’re keen to move to a new home, it would help for you to start thinking about packing non-essential items and getting rid of things you no longer need. If time is short and you need to move quickly it will really help take the stress out of moving home.
